TRADE RECOMMENDATIONS

(All comments are stated without prejudice)

The following are building trade recommendations:

 

Company: Prointec (Plumbing and Electrical Engineer)

Name of owner: Fernando

Location: Huercal Overa

Trade: Plumbing and Electrical installations.

Employed to do: Finish the plumbing and central heating, boilers, pumps etc.  Basically finish off where A.I.M. Renovation Services didn't.

 

Complaints:

The only complaint (this is unusual) is the length of time it has taken to finish everything.  This is due to he is always getting calls for emergencies - which we can forgive.

 

Recommendations:

Completes all works necessary.

Friendly and approachable.

Speaks fluent English.

Has some good contacts in the local Ayuntamiento / Town Council.

Fernando also carries out work for the local electricity company - therefore if they trust his work - make your own mind up!!

 

Conclusion:

Fernando knows what he is talking about and does a very good job and is value for money - I would employ him again!!!

The following are in our opinion have not fulfilled their contractual obligations:

 

Company:  A.I.M. (Renovation Specialist)

Name of owner: Simon Taylor

Location:  Mojacar Playa

Trade: Plumber, Kitchen Fitter, All round Building works / renovations.

Employed to do:  Fitting of Kitchens, First fit of plumbing for whole house and bed and breakfast and central heating first fit.  Fitting of all sanitary ware.  Fitting and commissioning of all gas boilers.  Commissioning of all sceptic tanks and water deposits.

 

Complaints:

Does not supply goods paid for by client.

Did not pay kitchen company full deposit, kept the rest for himself.

Did not pay the kitchen fitter the full amount, which we had paid to him to give to the kitchen fitter.  When questioned he stated that he had paid the fitter, (BS).

Did not pay the kitchen fitter for the professional plans /drawings.

Supplied wrong sanitary ware three times - incompetent.

Went to meet him at the hospital after having a heated telephone conversation - needless to say he was not there.

Does not attend / keep meetings / appointments.

Spoke to his mother and she explained that he was not working for us because we had not paid him - we then explained that we had paid over 7000€ and he had not supplied anything for it.

Has not pressure tested the pipe work in house, he says he has and he had witnesses, but when the witnesses are questioned they deny watching him do it.

 

List of excuses over 6 month period:

Wife left him.

Wife took all his money - Although he had already told us and our friend that he had hidden all his money from his wife to stop her getting at it.

Van broke down (twice).

Arrested for having child in front seat of van.

Unable to get fuel during truck drivers strike (although we managed to get some 8km away from Mojacar Playa).

Accident in van, Although was seen driving around by kitchen company.

Accident in car.

Child is ill.

Van impounded by police.

Kitchen units were not ready, but when we contacted the kitchen company, they informed us the kitchen was ready and awaiting collection and it was Simon who said he was not ready for the kitchen.

Cut his hand.

Had his foot run over.

Blaming delays on our builder.

Spent whole day at bathroom suppliers sourcing our baths, said he did not leave the place until 9pm, funny that he had told us the week before that they are working intensive hours (as the Spanish do in Summer) and they close at 3pm.

Vans windscreen was smashed whilst driving on the E15 Motorway.

The next day the van had black smoke coming from the exhaust, he said his labourer would come to the house with a car and trailer full of materials for our sceptic tanks and he would hire a car and bring the rest.  He promised he would be there.  Needless to say, yet another lie and he turned his mobile telephone off at 3pm.

Arrested again - possibly true.

In court - possibly true, at least I now know where my money is going.  Said he would ring us when he had finished in court - Not in a million years.

Tuesday: Turned up sporting a back eye (obviously owes money to someone else) and with a boiler which will only run hot water, we have given him money to purchase boilers for the central heating as well, not only that money for three boilers.  Stated that his store room had been broken into and our boilers had been stolen along with tools and a motorcycle.  Sorry, did I see pigs overhead.

Promised to return later with another boiler - oop's yet another lie.

Did not turn up the next day either.

Organised to meet with him and requested he refund our monies in full - He agreed.  Needless to say he cancelled.  Tried to organise again but he decided he was going to turn up onsite and continue where he had left off.  He did turn up and did half a days work.  We will keep you informed.

 

Recommendations:

None.

 

Conclusion:

You decided if you would like to hire this company, but the above is our experience.

This is the only man we know who can make you feel guilty for ringing him all the time when he owes us 7,500€.

 

Company: Garcia Egea

Owner: Rocci

Location: Huercal Overa

Trade: Electrician

Employed to do: 1st & 2nd fit of electrics.

 

 

 

Names of good plumbers, Builders, Electricians, window suppliers, Architects, Carpenters etc to come.

Company:  Montaje Parra

Owner:  ?

Location:  Huercal Overa, Poligono

Trade:  Carpenters

Employed to do:  Fit all internal and external doors, fit all wardrobe doors and then fit all architraves throughout.

 

Complaints / Grumbles:

Carpenters were not careful, they made more damage to fresh plastered and painted walls than a two year old let loose with a hammer.

Ill fitting doors throughout.

They were in the house for a week to ten days, they left site not finishing one wardrobe and the three exterior doors.  Three months later we are still awaiting their return.

When they drilled the holes for the locks to be placed in some of the interior doors, they made such a mess of them that the keyholes actually fall off.

 

Recommendations:

None.

 

Conclusion:

Employ this company at your peril.

 

 

Company:  Parra Mellado

Owner:  ?

Location:  Huercal Overa

Trade:  Construction Company and Swimming pool builder

Employed to do:  Build our 10m x 5m swimming pool.

 

Complaints:

They tried to overcharge for certain items which were classed as extras, that being a steel handrail for the steps.  They tried to charge 1,200€ for this, we managed to purchase the exact same item from a swimming pool accessory company for 70€ and Parra Mellado fitted it for 60€.  The problem is they fitted it with standard bolts, which have now rusted and look a right mess.

When they came to spray the cement on the walls of the swimming pool, they did it on a very windy day.  They were not very careful and managed to spray cement splatter onto the lovely white wall of our house, on windows, shutters and the white ballustrades.  This is no mean feat, because they managed to get it to the upper floor of the house - which is some 40 feet up from the swimming pool.  To this day they still have not cleaned or repaired the damage.

The swimming pool leaks and has leaked for four months and they have done nothing about it.  Therefore we are unable to use it.

They still have not delivered a vital component of the pool filtration and pump system.

Five months after they started the construction of our swimming pool and three months after it was filled for the first time and started leaking.  They have returned to repair it - YAHOO!!!!!!!  We will see if this remedial repair works, watch this space.

Since the repair has been completed we have not had a leak in the pool, but we have had some other disasters caused by mal practice.  That being we have had the pool pump, salt water and filtration system independently inspected with horrifying results, in that the salt water system has been installed back to front and will never work - in turn the whole system has failed and will not work until we have had it swapped round at a cost of 300 euros.  That is if it has not irreversibly damaged the rest of the system testers etc.

Also, because the system needs to be fed with hydrochloric acid to keep the PH balance at the correct level, there has been a bottle of this acid left at the bottom of the pump house, which in turn has been vaporising throughout the year - resulting in the erosion of all the metalwork in the pump house.  Culminating with the bolts of the main selector completely eroding away and then popping off.  Unfortunately this happened at night resulting in half of the water leaking from the pool - some 40,000 litres.

Then to top it all off, the hand rail which was installed down the steps has now come out completely.  This is because as previously explained it was installed with standard steel bolts and not anodised ones, of which have completely eroded away because of the salt in the pool.

 

Recommendations:

None.

 

Conclusion:

Although as a pool company they don't cut the mustard, the houses that Parra Mellado build certainly do and are of good quality and are worth a look.

 

 
 

 

Company: DIPAGA

Name of owner: Diego Parra Garcia (No spoken English)

Location:  Huercal Overa

Trade:  Construction

Employed to do:  Build the entire house / B&B.

Complaints / Grumbles:

Over ran a one year contract by 20 months, but this is normal in Spain.  He was subject to a penalty clause, so it was at his expense.

He has run out of money and has not finished his contractual obligation.

He has tried to blame the delays on us, saying that we have changed our mind and added many things throughout the build, which we have, but we have paid extra for every change and addition.

He owes money to a lot of companies - suppliers in the area, therefore no one wants to deal with him.  This in turn gives us a bad name, because he has told everyone that we have not paid him - which we haven't, because he has not finished his contract!

 

Recommendation:

He is very likeable and friendly, although he does not speak any English.

Good working Knowledge of building trade and local area.

He has left us €30,000 of work to do before we can say that all the work in the contract will be finished.

Always lies about work to be done - in that the main gates have been coming every week since January 2008.

This cowboy is now attempting to take us to court for the outstanding balance of the contract, even though he has not finish, our Solicitor has told us it is very likely he will win and this will cost us a lot of money - we live in a topsy turvy world of Spanish justice

Please do not employ this company!

Don't hire this cowboy!!

Owner:  Samantha

Location:  Antas

Trade:  Suppliers Kitchen furniture and Marble

Employed to do:  Supply Kitchens

Complaints / Grumbles:

Confusion of comments on official paperwork.

Discrepancies over granite measurements and prices.

Requested to pay more money upfront or we cannot have our Granite worktops - feeling like we are being held to ransom.

A further grumble - (fast turning into a non-recommendation), now 6 weeks after ordering the granite it appears that the company fabricating it, has fabricated the wrong material and we are unable to have our kitchen installed for yet another week.  This company told us it only takes 7-10 days to fabricate the granite!!?!

We have been informed that our kitchen doors are now being stained and lacquered, only 10 weeks after they were ordered.  We were told that it only takes 6-8 weeks for the doors to delivered!!?!

Well the doors and granite still have not arrived and probably won't, once again we have been ripped off by another English company.

 

Recommendations:

Supplied kitchen carcasses quickly and kept us informed of any problems.

Kitchens were reasonably priced.

Friendly and approachable until they have got your money.

Completely unfair, when we asked what is going on with our money - they just said sue us and we will see you in court in 4 years an you still wont get your money.

Speak both English and Spanish.

Whatever you do please do not use this company!!!

 

Conclusion:

Ensure you check all paperwork thoroughly and understand the waiting / ordering times. Because this company has blatantly ripped us off without a care in the world.  We certainly do not recommend this company

Company:  Casas Almeria

Owner:  Mar Salas Pradas

Location:  Huercal Overa

Trade:  Solicitor / Estate Agent

Employed to do:  Conveyance for Property, Residencia, NIE's.

 

Complaints / Grumbles:

Needs to be a little quicker in her execution of her work, but this is normal because of the manana attitude of the Spanish in general.

As is normal with all Solicitors in Spain - you need to ensure that you ask all questions, no matter how silly you think they are - because Solicitors here will only answer the direct question and will not embellish with consequential information.  This is certainly true with this Solicitor.

This Solicitor does not carry out all the necessary checks before carrying out certain pieces of work, therefore turning out to be a very expensive piece of work.  Then has the audacity to accept responsibility for the mistake, but not willing to shoulder the blame or the expense.  Unfortunately because the work is carried out in your name you are liable for the payment.

When problems arise with personalities from the same town, she backs down in favour of the personality and does not fight your corner or as she has done to us refuses back us and has stated she is willing to lie, even in court.

Ensure that you pay your bills in chronological order and as the work has been completed - not like us, we let the bill build up over a period of three years.  She presented us with a bill for just over 2000 euros, we in turn asked her to itemise it, so we could see where the money had been spent and in turn put against our detailed budget for the build of our house.  She replied that she could not itemise it because she did not know what to charge for - we replied if you don't know what it is for, how do you know how much to charge.

She stated that she would try to itemise it for us.  We received an email some weeks later stating that we now owed 4300 euros, the excuse for the increase of over 100% was that she had to charge the standard rate as set by the Solicitors College of Lorca.  None of the previous correspondence with her had any indication that it was from her - therefore she knows how to cover her tracks.

Needless to say this bill remains unpaid - we may be English but we did not come here on the last banana boat and we are certainly not made of money as she thinks we are.  The silly thing is we were quite happy with the original bill, but now she can whistle.

 

Recommendations:

Completes all tasks set, but if you are not careful she completes other work that is not necessary, which in turn costs you money.

Friendly and approachable, but so is everybody when they want your money.

Speaks fluent English - not necessarily a bonus - use a Spanish Solicitor and use a good Translator.

Has some contacts in the local Ayuntamiento / Town Council - who basically mean nothing.

 

Conclusion:

Employ this person at your peril, you can do no worse taking your chances elsewhere.
